BIn the case of building projects in Switzerland, we concentrate on the particularly low tax cantons such as Schwyz and Zug, which are very popular with wealthy buyers who have high income tax liabilities.

In the case of realising leisure, holiday and retirement real estate projects in southern Europe – preferably on the Spanish mainland, the Balearic Islands and Portugal – we ensure that the location is attractive and the implementation of construction work is geared towards Swiss standards. The quality of the projects we have developed has played a role in the fact that they have not suffered amid the recent turbulence on the Spanish real estate market.

The yields and terms vary depending on the project, but normally range between 6% and 9% p.a. in the case of terms between 24 and 48 months.

The “Swiss Model”, which we developed and have successfully implemented over the years, has been harmonised with the pertinent federal authorities. Our investors can therefore benefit from a Swiss trust regulation. The equity capital is incorporated in full in the trust capital, and therefore in terms of taxation is stated as special assets. The project yield is generated in Switzerland via the trust capital, and is disbursed to the investment partner or investor tax free.

Many investors also make use of an additional special feature of our financing concept: investors can also become HAUSBAU SCHWEIZ AG shareholders, and are therefore in a position to directly exert an influence on project control.
